Warehouse rental rates in Indonesia’s main market, Greater Jakarta, average roughly Rp77,600 to Rp81,800 per m² per month in 2026, depending on which broker you ask. Colliers reported about Rp77,600 for Bodetabek, the areas around Jakarta, in Q3 2026, while CBRE and Cushman & Wakefield both put the Greater Jakarta average near Rp81,800 in Q2 2026. In listings we reviewed in October 2026, small units in and around Jakarta mostly worked out to Rp58,000 to Rp100,000. This guide explains why the figures differ, what rent looks like by area and per month, and how to tell whether a quote is fair.
The short version:
Market average: about Rp77,600 to Rp81,800 per m² per month for modern warehouses in and around Jakarta (2026 broker figures).
By area: Jakarta and Depok–Bogor are among the most expensive areas, but brokers disagree on the order of the others.
Availability: occupancy runs from 91.9% to 97.4% across the three brokers, yet Colliers still describes rents as flat.
Monthly bill: a 1,000 m² unit at the market average costs about Rp78 million to Rp82 million a month before VAT and other charges.
Factories: no broker publishes a ready-built factory rent series, so factory rents are priced deal by deal.
What are warehouse rental rates in Indonesia in 2026?
Warehouse rental rates in Indonesia’s main market, in and around Jakarta, average about Rp77,600 to Rp81,800 per m² per month in 2026. The figure depends on the broker and the quarter, because each one tracks a different set of buildings and draws area boundaries differently.
Colliers, Q3 2026: about Rp77,600 for modern warehouses in Bodetabek (Bogor, Depok, Tangerang and Bekasi), with occupancy at 96.4%, according to Bisnis. Colliers described rents as broadly flat and expects about Rp78,000 by the end of 2026.
CBRE, Q2 2026: Rp81,800, with occupancy at 97.4%, in its Greater Jakarta logistics report.
Cushman & Wakefield, Q2 2026: Rp81,795, up 2.5% year on year, with occupancy at 91.9%, in its Greater Jakarta industrial MarketBeat.
These are averages for modern warehouses. None of the three published figures says whether it includes service charge or VAT, so treat them as a guide to the warehouse rent price in Indonesia rather than a quote.
How much is warehouse rent per sqm in Jakarta and nearby areas?
Warehouse rent per sqm in Jakarta and the surrounding corridors ranges from about Rp65,000 to over Rp100,000 per month, depending on the area and the broker.
Cushman & Wakefield, Q2 2026
Jakarta: Rp102,250
Bekasi: Rp81,040
Tangerang: Rp80,000
Karawang and Purwakarta: Rp77,000
Bogor: Rp68,683
CBRE, Q2 2026
Depok–Bogor: Rp93,200
Jakarta: Rp88,400
Bekasi–Cikarang: Rp78,100
Karawang: Rp69,300
Tangerang: Rp65,100
The two brokers rank Bogor and Tangerang almost opposite ways, which shows how much the building sample matters. For estate-level detail, see our guides to Cikarang and Karawang.
Small warehouses inside Jakarta
Smaller warehouse units in Jakarta business parks are usually listed per year rather than per month. Based on listings we reviewed on Rumah123 in October 2026, most units in and around Jakarta worked out to about Rp58,000 to Rp100,000 per m² per month, with some older or larger units below that. Some listings exclude VAT or ask for a two-year minimum lease.
How much is warehouse rent per month for a typical unit?
Warehouse rent per month is the per-m² rate multiplied by the floor area. At Greater Jakarta averages, that comes to about Rp39 million to Rp41 million for 500 m², and Rp78 million to Rp82 million for 1,000 m², before VAT and service charges.
Smaller units are common among current requests. Of the 12 warehouse lease requests on the Yardzeal client requirements page as of 13 October 2026, 10 ask for 1,000 m² or less, mostly in Greater Jakarta. A 300 m² unit at Rp80,000 per m² costs Rp24 million a month, which is often why smaller occupiers look at business-park units inside Jakarta instead of estate warehouses.
Shared storage priced per pallet, per cubic metre or per container is a different product. Logistics providers price it on volume rather than floor area, so it cannot be compared directly with per-m² rent.
What is the full warehouse rental cost in Indonesia?
The full warehouse rental cost in Indonesia is the base rent plus service charges, VAT, a security deposit and stamp duty. The 10% final income tax on rent also affects what the landlord actually receives.
Service charge: Colliers’ occupier guide says quoted industrial rents typically include service charges, but check every quote. Propertiterkini, citing Colliers, puts operating costs at about 3% to 5% of rent.
VAT: a VAT-registered landlord adds VAT at an effective 11%.
Deposit: usually three months of rent plus service charge, according to Colliers’ Jakarta occupier guide.
Income tax: rent carries a 10% final tax, which a corporate tenant usually withholds. Our rental income tax guide explains who pays and when.
For a 1,000 m² unit at Rp80,000 per m², VAT adds about Rp8.8 million a month, and a three-month deposit comes to about Rp240 million plus any service charge. Our warehouse and factory leasing guide covers the other lease terms.
What makes one warehouse rent higher than another?
Location and access drive most of the difference in warehouse rent, followed by building quality and how tight the local market is.
Location and access: JLL told RETalk Asia that tenants prioritise locations close to target markets with access to toll roads, airports and ports. Our guide to industrial parks near ports compares estates on port distance.
Scarcity in core areas: CBRE reported that rental growth strengthened in core locations such as Bekasi–Cikarang and Jakarta, where quality space is limited.
Building specification: clear height, floor load, loading docks and truck access affect what a warehouse can be used for, and so what it can command.
Total occupancy cost: Colliers notes that tenants weigh rent plus service charge together. Because many leases run for years, market rents also adjust slowly.
Customs status also matters for some occupiers. A building that can qualify for bonded zone status appeals to export-oriented tenants.
Is factory rent price in Indonesia different from warehouse rent?
Factory rent price in Indonesia is usually negotiated case by case. We found no major broker that publishes a regular rent series for ready-built factories. Warehouse averages are a starting point, but a factory’s power supply, layout and permits can move the price either way.
Factory requirements also tend to be larger. On the same Yardzeal requirements board, 22 of the 28 factory lease requests that state a size need 2,000 m² or more. For units that size, small differences per m² add up quickly: Rp5,000 per m² on 5,000 m² is Rp25 million a month.
If a factory search leads towards buying rather than leasing, our guide to industrial land prices per m² gives the comparison point.
How do you check whether a warehouse rent quote is fair?
To check a warehouse rent quote, convert it to rupiah per m² per month excluding VAT, and compare it with broker averages for the same area and with similar buildings.
Normalise the quote: convert yearly or lump-sum prices into rupiah per m² per month, and separate out VAT.
Ask what is included: service charge, security, estate maintenance and utilities.
Compare like with like: match the area and specification, not just the city.
Check the market’s tightness: high occupancy can reduce discounts, although Colliers notes it has not automatically given landlords pricing power.
Read the lease terms: length, rent increases, deposit and fit-out period change the real cost over time.
FAQ
Why do brokers publish different warehouse rents?
Each broker tracks a different set of buildings, uses its own area boundaries and reports a different quarter. Colliers’ Q3 2026 figure covers Bodetabek, while CBRE and Cushman & Wakefield report Greater Jakarta for Q2 2026, so their averages differ by a few thousand rupiah.
Is warehouse rent in Indonesia quoted per month or per year?
Brokers quote rent per m² per month. Many listings for smaller units quote a yearly price, so divide by 12 and by the floor area before comparing.
Is warehouse rent cheaper outside Jakarta?
Usually, though not always. Both Cushman & Wakefield and CBRE place Jakarta among the most expensive areas, but they rank the surrounding corridors differently, so compare specific estates rather than whole regions.
Does the quoted rent include VAT and service charge?
Not necessarily. Broker averages do not say, and listings vary. Ask whether VAT (an effective 11% if the landlord is VAT-registered) and service charges are included before you compare quotes.
What is the biggest mistake when comparing warehouse rents?
Comparing headline rents without matching location, specification and what is included. A cheaper rent can cost more once service charge, VAT, fit-out and a weaker location are counted.
Are factory rents higher than warehouse rents?
It depends on the building. We found no broker series for ready-built factories, so factory rents are negotiated on power supply, layout and permits as much as on floor area.
Using warehouse rental rates in Indonesia as a benchmark
Warehouse rental rates in Indonesia give a useful benchmark, but each building’s location, specification and lease terms decide its real price. Comparing quotes on the same basis avoids paying for a number that only looks low. To see what space occupiers are asking for across Greater Jakarta and beyond, visit Yardzeal.
