We work as an intermediary and advisor across three things: finding the right site for a tenant or buyer, arranging leases, and running sale mandates on the sell side.
In practice that means market research and pricing context, preparing a plot so it can survive a serious buyer’s questions, identifying and approaching qualified counterparties, and coordinating the transaction through to the deed. Where the work becomes a licensed specialism — an independent valuation, environmental documentation, the deed itself — we bring in the appropriate licensed professional rather than pretending it is something we do in-house. The difference is on the demand side
Here is the specific thing we do that most intermediaries in this market cannot.
Yardzeal was built around the China–Indonesia investment corridor. A significant share of the industrial capital currently entering Indonesia — relocating manufacturers, supply chain expansion, new production capacity — originates from China, and reaching it requires language, relationships and a physical presence on both sides of the conversation. That changes the arithmetic on the sell side. A plot marketed only to the domestic buyer pool competes against every other plot in the corridor. The same plot presented to an incoming manufacturer with a site requirement, a timeline and committed capital is being measured against a completely different question — does it fit the brief — and that is a question good land often wins.
We are not claiming this is the only route to a transaction. It is the route we are unusually well positioned to run, and it is the honest reason to pick up the phone to us rather than to someone else.

How an engagement actually runs
First conversation. Free, and usually short. What you hold or what you need, the timeline, and any constraints. We will tell you at this stage if we do not think we can add value.
Written scope. Before any work starts, you get an engagement in writing: what we will do, over what period, what the fee basis is, and what triggers it. No verbal fee arrangements, ever.
Execution. Research, preparation, outreach, negotiation. You get progress visibility, including the approaches that did not land — those are usually more informative than the ones that did.
Close. Documentation coordinated with your notaris/PPAT, and a handover file that belongs to you.
How to check us before you commit
We would rather you verify this than take our word for it, and the current rules make that straightforward.
Since Permendag 33/2025 came into force in October 2025, property intermediation in Indonesia is a certified activity: the firm needs a proper legal entity with an NIB and the correct KBLI classification, and the individuals doing the work need competency certification through the BNSP/LSP system. Separately, business licensing now runs under PP 28/2025 via OSS.
So ask us for it. Our legal entity is PT Yard Zeal Indonesia, with an office at APL Tower, Jakarta. Request our NIB, our KBLI classification and our team’s certification, and check them at source rather than accepting a PDF. Ask how we are paid, and by whom, on any given mandate.
Apply exactly the same test to anyone else you are speaking with. An intermediary who cannot answer those questions in 2026 is telling you something.
A realistic example
A plot of around twelve hectares sits near an established corridor. It has been quietly on the market for a year with no serious offers.
The work is rarely mysterious. Confirm the title is clean and the boundaries match the certificate. Check the plot’s designation against the local spatial plan, because land near an industrial zone and land inside one are different assets with different values. Establish a defensible price using an independent valuer rather than a hopeful number. Then take a properly documented plot to buyers who have an actual site requirement — including, in our case, incoming foreign manufacturers who will never see a domestic listing.
Sometimes the answer is that the price was wrong. We would rather say that in month one than in year two.
What we will not tell you
We will not tell you a permit is guaranteed — approvals depend on the plot, the activity, spatial planning and the assessing authority, and anyone promising an outcome is misleading you. We will not give you a valuation you can take to a bank; that requires a licensed Penilai Publik and it should be independent of the party earning a fee on the sale. And we will not tell you every plot is sellable at the price you have in mind.
If you are buying a serviced plot inside an established estate, directly from the estate manager, at a published rate, you may not need an intermediary at all. We will say so.

Two things. For land whose realistic buyer is a manufacturer rather than an individual, that is usually the constraint that matters.
What does it cost?
It depends on the mandate, the asset and the scope, so we quote per engagement rather than publishing a rate that would be misleading. What we do commit to is a written fee basis before work starts, and full disclosure of who is paying us on any transaction.
Do you work on the sell side or the buy side?
Both, on separate mandates. Where there is any potential conflict on a specific transaction we disclose it, in writing, before it becomes relevant. You are entitled to know which side of a table someone is on.
Can you help if my land is not inside an industrial estate?
Often, yes — but the first question is the plot’s designation in the local spatial plan, not its proximity to an estate. Being next to an industrial zone or a special economic zone does not confer that zone’s status or incentives. We check that early, because it determines both the buyer pool and the price.
How do I verify you are properly licensed?
Ask for our legal entity name, NIB and KBLI classification, and our team’s competency certification under Permendag 33/2025 — then check them at source. We will send them on request. We would encourage you to run the same check on every intermediary you speak to.
What should I bring to a first conversation?
For land: the certificate, the approximate area, and the location. For a site search: your activity type, space requirement and timeline. Nothing formal is needed to start, and we will tell you early if we do not think we are the right fit.
